APPLICATION QUALIFICATIONS
$50 application fee per applicant
Income (Gross Monthly) – On average we require three times the amount of rent. Not all our landlords allow combined income unless married. Please just inquire with us if a roommate situation is acceptable for the property, you are interested in. Also, some of our landlords will consider a guarantor or an increased security deposit if you are unable to meet some of our qualifications (this is at the landlord's discretion, nothing is a guarantee until your full application has been processed). We will not process your application until we have received 3 months' worth of income statements (paystubs, bank statements if self-employed, income statements if self-employed, tax returns for previous year, etc.). These documents can be emailed to rentals@myardor.com
Employment History – at least six months at present place of employment. If less than 6 months at your present place of employment an employment verification letter may be required.
Positive Credit Report – we will pull this information as part of the application process. If you have any concerns about your credit history, we encourage you to reach out to us PRIOR to applying. We will try to guide you as best we can if we think you may or may not be approved, however, we cannot say for certain until your application has been processed.
Rental history – positive history with no prior evictions filed. We may request a landlord reference.
Criminal history – This requires landlord approval. We encourage you to provide as much information prior to applying so that we may approach the landlord with past incidents. Nothing is guaranteed until a full credit/background check has been reviewed.
ESA/Service Animals - If you have an ESA/Therapy Animal we require an updated prescription that identifies (type, breed, color) the ESA animal paperwork will need to be emailed to rentals@myardor.com.
Pets – If allowed, all pets must be approved by the landlord. There is a $250 non-refundable pet privilege fee per pet (this fee is not applied towards pet damages). We may require a pet reference from previous landlord. If you have a reference, we encourage you to email it to rentals@myardor.com
Adult Children (18 and older) - must submit an application even if not financially responsible.
Lease Start Date – we usually require a lease to commence within 5 days of approval. If you need a later start date, just inquire with us prior to applying so that we may see if the later start date is acceptable to the landlord.
