FREQUENTLY ASKED QUESTIONS
What if I have an ESA/Service Animal: If you have an ESA/Therapy Animal we require a screening at no cost to you (plus a copy of your prescription and appropriate paperwork will need to be emailed to leasing@myardor.com). Please navigate to https://myardor.petscreening.com. All pets must be applied for prior to us processing your application.
What if I find out after I applied there is an approved applicant: We do not automatically run application submittals, therefore, you were most likely not charged the application fee. We process applications in the order that they are received and will notify you if we have a pending application prior to charging you.
I have past credit issues: If you have any doubts about qualifying, we recommend you reach out to us at rentals@myardor.com with any questions prior to applying. We do our best to try to save you the $50 application fee if we do not think a landlord will approve you. We do not base our approvals off a credit score alone but rather an overall review of your credit history (collections, late payments, repossessions, etc.). All approvals are at the landlord's discretion. Some landlords may allow a guarantor who must also apply for the property as well as meet all our application requirements. Some of our landlords might require an additional security deposit which can be anywhere from 1.5 times the rent or sometimes as much as a double. Some landlords may request an increased rental rate even with a qualified guarantor.
What if I do not gross 3 times the rent: We understand sometimes this is a significant amount of money. It is not always an automatic exclusion for our properties. We encourage you to reach out to us at rentals@myardor.com if you are concerned you do not meet the income requirements. All approvals are at the landlord's discretion. What if I plan to have a roommate: All applicants, unless married, are technically required to meet our requirements independent of each other. We do not typically combine incomes. Now it does not mean a landlord may not consider a roommate situation. We would approach the landlord prior you to applying to see if they would even consider roommates who do not meet our income requirements independently of each other. If the landlord is willing to consider this scenario both applicants would need to apply, submit proof of income and meet all other requirements.
What are acceptable forms of proof of income: You can submit pay stubs, income statements and bank statements. Your name must be visible on all proof of income documentation. Proof of earnings from social security, child support, alimony and/or spousal support must be documented.
What if I am self-employed: We must be able to prove monthly income. We request you submit at least 3 months' worth of income statements or bank statements. Depending on income fluctuation we may request up to 6 months' worth of statements. It also never hurts to include a previous year 1099 or W-2 as additional proof of income.
What if I am retired or on disability: We need proof of social security or disability and any other forms of income such as 401K or dividend payouts. We will accept bank statements provided your name can be seen on the documentation.
What if I own my home and do not have rental history: Please just enter your existing home address as your “rental address” and make note that you own your own home. Our application will not process if you leave any fields blank.
What if I have not been at my job for the required amount of time: We understand you may be moving to our area for a new job/career. You will need to provide us with a copy of your job offer letter at leasing@myardor.com.
What if I cannot view the property prior to applying: We do not require you to view a property prior to applying, however, we highly encourage it. We will do our best to accommodate you and are usually able to set up a video tour at the very least. If you move forward with applying for a property sight unseen, then you will be required to sign a sight unseen document acknowledging you are accepting the property “as is”. This does not mean you cannot request necessary repairs once you see the property.
What if I am interested in a property that does not allow pets: You are welcome to email us a rentals@myardor.com to see if a landlord will consider a pet. Typically, if we say no pets the landlord will not consider it, however, some of our landlords have been known to make exceptions. It never hurts to ask.
When does my lease start: Once you have been approved for a property you lease must begin within 5 business days of approval. You are not required to move into the property at that time, but rent will begin on or before 5 business days. Prorated rent or 1st month's rent must be paid prior to occupancy.
